We allocate a full time employee (FTE) at required skill level. All FTEs are fully supervised and work is reviewed by 2 layers at our end.

By Function

We allocate a mini team to handle a specific accounting function.

What we do

Process invoices
Process Payables
Process Receipts (Checks, ACH deposits, wires, ClickPay)
Perform Daily Bank Reconciliations.
Review all bank accounts for deposits, returned checks, and bank charges
Download bank statements and prepare bank reconciliations
Prepare monthly financial reports
Pay owner distributions
Process tenant bill backs monthly prior to rent billing
Billing reports to property managers
Charge tenants monthly for rent, CAM, tax and insurance (if applicable)
Send rent statements to tenants
Process and pay any mortgages
Calculate and post management fees
Property GL transfers from Quickbooks to Appfolio or any other RE software
Pay invoices via check and/or e-pay
Residential Unit turnover accounting and payables
Assist property managers with budget preparation
Enter new budgets in GL and adjust tenant CAM, tax and insurance monthly charges
Assist property managers with CAM reconciliation preparation
Enter annual CAM reconciliation charges/credits in GL
Prepare 1099’s and 1096’s
Pay property taxes
Enter new leases, renewals in ERP
Process tenant move outs, including CAM reconciliations
Post adjusting entries for reclassifications, amortization, depreciation
Set up utility invoices for auto pay
Add vendors in ERP
Assist property managers with owner and tenant questions
